We used Alley Abstract Co. to close our house and land purchase in 2017 and again for a refinance effort in 2021.
I would never do business with them again and urge others to avoid this company.
I recently contacted Alley Abstract to learn details about our deed, specifically about the easement that crosses our land onto the adjacent property.
I spoke with the office manager, she provided inaccurate and misleading information to all my questions.
First, she informed me that electronic records predating 1991 were unavailable in her office.
Then I asked what county government office would house those records, and she said it was the county clerk's office.
Wrong.
It's the county assessor's office, which easily and quickly provided all records and information I needed.
Secondly, I asked how to use title insurance to our benefit should the easement across our land be challenged.
She provided incorrect and inaccurate information about title insurance, and could not explain how it works to benefit home owners.
Her advice? Talk to an attorney.
Instead, I contacted the county assessor's office and another title company, Baxter County Abstract and Title Co.
Both offices kindly provided detailed records that resolved all questions about the easement across our property. Thanks!
The folks at Alley Abstract were clearly too lazy and frankly uneducated about the very business they should know everything about.
In short, do business with folks who understand the property title industry and who provide accurate and timely information when required.
Never do business with Alley Abstract Co., Inc., unless you want to waste your time and receive inaccurate information.
