My realtor has used this company awhile for inspections. We purchased our home less than a month ago and on our inspection, we were advised that the roof had 5-6 years of life left and that the flashing near the chimney seemed to have been reused, but he didn’t notice any active leaks so it was just recommended to replace it when we replace the roof. He also advised for us to keep an eye on it. Well after the storm last night 12/11/21 we had gone out to the garage and there was a leak from the roof near the chimney. It wasn’t a large leak but obviously one for concern. My realtor contacted Mark and advised him of what had happened and his response was basically “not my problem”. He stated that he had told us to monitor it, but my question is, are we supposed to go up on the roof everyday and check to make sure there are no problems? After further discussion with my agent who was trying to find a resolution, he basically told her that he did his job so she needed to point the finger at the seller or the sellers agent. After this experience, I would not recommend using Mark as a home inspector due to the lack of ethics.

This company was hired by my realtor. Another company in the area that clearly works for the realtor and the seller. So if you're selling and want to get away with a few things this is your guy.
The house I purchased was completely remodeled. However the seller decided to cut a few corners for example he decided to install a hot water heater that was in a box supposedly since 2006 and apparently didnt change out the plumbing .The valve supplying water through was almost completely shut it did not allow much if any water through. So I moved in and no hot showers! This inspector notes the water heater and references it being in a box until recently and recommends it needs a release valve. They aren't up to code without a release valve and what gets added is a release valve that will dump hot water on the floor. My point is that he doesn't note that it wont supply hot water to the house. Did he turn the hot water on in the house to verify that it worked? The report is written to reflect minimal deficiencies so as to pass the inspection. My advice is hire your own inspector. I paid a repair man right as I was moving in. I thought that was why I paid for an inspection?
