Never use the escrow service from GARDEN ESCROW. Very unprofesdional service, even with typo on seller's name!

I have more than 15 escrows experience so far, and this is the first time to deal with Garden Escrow. Unfortunately, this has been the worth experience so far. I knew nothing about this escrow until the agent forced me to use it. The agent rushed to open the escrow before I had time to search about the escrow and the title. My goodness, I never see a escrow with such bad ratings in the internet.

My suggestion for whoever consider this escrow, make sure you check reviews in the internet before you say OK to open the escrow.

I would give the lowest rating or zero star to Garden Escrow, and NEVER NEVER to deal with them.

I should have trusted the other reviews about this escrow company. There are so many escrow companies that are trustworthy and ethical. But not this one. As a professional, do not use Garden escrow they will take advantage and screw with your client.

Excellent service provided during a short escrow period. Very efficient escrow officer who deserves a much higher rating. Fees were very reasonable. Would recommend Garden Escrow to other buyers and sellers.

Warning!!!!! Save yourself from grief, and do no use this company. They charged an exorbitant $4500 cancellation fee and did not disclose this to me. They just call out whatever they want for their fees with no disclosure of the cost. When asked why it was so high and to please give us a breakdown, the owner threatened us with a higher fee because she said it was more work. When it came time to release funds, they held our deposit for an additional 3 weeks after our attorney had to get involved!! So we were forced to pay the $4500 in order for the quarter of million dollars to be released to all parties. Never do a deal with this company EVER!!!
