In late 2023, I had a client which was purchasing a $2 million commercial investment property and wanted to do a 1031 exchange using the sale of three multi family residential investment properties to fund the purchase.

Unfortunately, the purchase of the $2 million property had to happen (ToE) before I could close the three residential properties, the closings for which would be staggered over two or three months after the acquisition. In other words, I had to do a reverse 1031 exchange.
